For our Agents/Brokers, we provide regular training on these items: Tools This is the most popular contact management database there is. This site has excellent real estate and commercial real estate calculators for your PC and your favorite smartphones (Treo, Blackberry, iPhone, etc.) that will calculate loan payments, amortizations schedules, APOD's, Cap Rate, Cash Flows, Future Values, Time Value of Money, etc. This site features the Connect Realty Calendar. This is free and very useful. You will see national events, webinars, state events in the drop-down list in the upper-right hand corner of this calendar. Also, you may create your own team calendar (private) for free. This is a useful tool for recruiting and doing agent training, particularly when your agent is in another state. If this service were just the ability to get questions answered it would be worth every nickel. It has saved me thousands over the last decade. This is the commercial real estate database that I use presently. It includes a lot of useful information for commercial real estate investments, including pictures of the properties and linkage of the properties to the owners that own them. This service adds a distinction to your follow-up that is powerful. Let me ask you a simple question. If you have a greeting card in your mail, what is the first thing you open? That's true for your clients and prospective clients as well. Swiftpage Email for Act, Outlook, and Excel This program will help you make a good first impression and follow-up with your prospects and agents. I use this one in conjunction with Act extensively.
Education This is really the most widely recognized commercial real estate designation and is an excellent education item that will add value to your resume and allow you to be more competitive in the commercial real estate field. This is really like a graduate degree in the commercial real estate field - like a doctorate. I am a CCIM candidate and have 2 of the 4 core classes completed. My goal is to be a CCIM designee by 2011. This in addition to education includes a portfolio of work. The designees of this credential have really earned something significant on their resume. This is a newer designation that will help you be more proficient at international real estate transactions. Imagine being able to attract more buyers from a different culture. This will help you do that. I will have this designation by 2009.
